Pacayastraat 4 – The Bridge
Multi-Use Office Building in Amsterdam Southeast
The Bridge is a newly developed multi-use office building located at Pacayastraat 4 in Amsterdam Southeast, directly adjacent to the Amsterdam UMC (AMC). The building combines office space, laboratories, hospitality facilities, a gym, and residential units under one roof.
The property comprises 10,546.32 sq m of lettable floor area (LFA), spread across ten office floors, a mezzanine level, and the ground floor. The floorplates offer flexible layouts suitable for both conventional office use and laboratory configurations (ML1/ML2). The building is designed as a multi-tenant property, with partial leasing options available from 200 sq m per floor.
Floor Areas (LFA):
The entrance features a staffed, five-metre-high lobby finished with green natural stone, warm wood, and travertine. The ground floor includes four bookable meeting rooms, two restaurants, and a Basic-Fit gym of approximately 1,425 sq m with changing rooms and showers. A rooftop padel court is available for tenants.
The 1st through 8th floors will be delivered in CAT A condition and include climate ceilings with heating, cooling, and ventilation, LED base lighting with motion sensors, a clear ceiling height of 2.7 metres, pantry connections and restrooms on each floor, and full-height glazing providing natural daylight on all sides. Each floor benefits from its own outdoor space, while tenants also have access to the communal roof garden on the 5th floor.
The 9th and 10th floors will be delivered turn-key and include a pantry, meeting rooms, floor coverings, climate ceilings with heating, cooling, and ventilation, LED base lighting with motion sensors, a clear ceiling height of 2.7 metres, restrooms on each floor, and full-height glazing providing natural daylight on all sides.
Accessibility
The building offers direct access to the A2 and A9 motorways. Holendrecht Station, providing train, metro, and bus connections, is within a five-minute walk. Amsterdam Zuidas and Schiphol Airport can be reached in approximately 15 minutes, Amsterdam Central Station in around 20 minutes, and Utrecht Central Station in approximately 25 minutes.
Parking
The property includes 107 parking spaces in a private underground parking garage, with direct lift access to the office floors and main entrance. Additional parking spaces are available upon request. There are 190 bicycle parking spaces with lockers for e-bike batteries, as well as charging facilities for electric cars and bicycles.
Sustainability
The Bridge is designed with sustainability at its core and will achieve an A+++ energy label. The building is fully gas-free and utilises an Aquifer Thermal Energy Storage (ATES) system for heating and cooling. Additional sustainability features include rooftop solar panels, retention roofs, and sedum green roofs. The development is targeting a BREEAM Excellent certification.

Amsterdam Southeast is one of the fastest-growing districts in the city. The Amsterdam UMC (AMC) and the Amsterdam Life Sciences District form a rapidly expanding cluster of medical, scientific, and biotech employers, attracting highly skilled talent from both the Netherlands and abroad.
