The NDSM shipyard is a new home for entrepreneurs in Amsterdam. In the Nautisch NDSM project, located at the Amsterdam Marina yacht harbor, from Q2 2024 the De Naut office building with a total of approximately 1,650 sq.m. LFA (purchase/lease) will become available. The five-story building is a real eye-catcher in Amsterdam's new 24/7 city district. Nautisch NDSM is part of the new NDSM district in Noord, one of Europe's largest shipyards in the previous century.
The 'De Naut' office building is located around the corner from the IJ and the marina. The building is part of Nautisch NDSM, which in addition to the office consists of five residential buildings with 268 apartments (for sale and rent), mostly with unique views of the IJ, a green inner courtyard, and a parking facility. On the ground floor, there will be a mix of commercial facilities (10 units, four of which are on the waterfront side), including catering establishments. Due to the beautiful waterfront location, it is a unique property.
The municipality of Amsterdam has decided to redevelop the historic NDSM area into a multifunctional area with offices, shops, housing, education, culture, and recreation. The delivery of the entire area is scheduled for 2032. NDSM is booming and already houses various companies in diverse sectors, such as Hema, MTV, Pernod Ricard, and Greenpeace. Additionally, the area benefits from various restaurants and hotels located in the immediate vicinity of the building. In total, approximately 5,000 homes will be built in the area, of which approximately 2,500 have already been realized.
NDSM will become a 24/7 city district with the NDSM shipyard featuring a mix of functions; intense and contrasting, lively and creative. Directly on the IJ, on the sunny side of Amsterdam. It's buzzing with cultural, commercial, and innovative activities, and people who want to contribute to the area and each other.
Get acquainted with De Naut, a new great place to start a business and work from Q2 2024. A new office building with approximately 1,650 sq.m. leasable floor area (LFA), spread over five low floors in the dynamic central heart of the NDSM shipyard. On the corner of Werfstraat and Mt. Lincolnweg and literally a stone's throw from the IJ. The office entrance is located on Werfstraat. Dok architects is responsible for the design of this special project on the IJ, inspired by the harbor spirit with its large rusty ships and slender white-glowing sailboats. Despite its modest size, the office building is a striking 'orange' appearance among the residential buildings of Nautisch NDSM.

Parking
In the public parking garage located 3 minutes away on Ms. Oslofjordweg, approximately 525 parking spaces are available for the entire project. Tenants have the option to rent parking spaces from the APCOA parking garage operator. The parking spaces are scheduled for delivery at the end of 2023.
Nautisch NDSM has a collective and lockable bicycle storage facility for users of the commercial spaces and the De Naut office building. This storage facility is accessible from the Werfkade / IJ side.

'De Naut' is accessible by car via the A10 ring road (S116, S117, S118).
By public transport
A public ferry is located a 4-minute walk away and provides a direct connection from NDSM to the Houthavens and Amsterdam Central Station. Furthermore, 'De Naut' is accessible by bus via lines 391 and 394.
