Aristotele Senior Fund, managed by Fabrica Immobiliare SGR, acquires two out of six buildings in the Milano 3.0 residential complex in Basiglio (MI) from DeA Capital Real Estate SGR, dedicated to Senior Living

The two buildings are designed to include 87 apartments, green spaces, and social areas tailored for individuals aged 65 and over, representing an innovative example of Independent Senior Living.

This initiative, with INPS, Inarcassa, ENPAP, and ENPACL as investors through the Aristotele Senior Fund, addresses the lack of rental housing options for seniors in Italy, offering high standards of quality and sustainability.

 

DeA Capital Real Estate SGR, Fabrica Immobiliare SGR, and Dils announce the completion of the sale of two buildings within the new Milano 3.0 – Next Generation Living residential complex. The transaction involved the transfer of these buildings from the High Garden Fund, managed by DeA Capital Real Estate SGR with Orion European Real Estate Fund V as the Fund’s investor, to the Aristotele Senior Fund, managed by Fabrica Immobiliare SGR. Located in Basiglio, near the Milano 3 district, Milano 3.0 consists of six buildings with approximately 260 apartments.

The acquisition aligns with the Aristotele Senior Fund’s goal of promoting a new residential concept for dynamic and independent seniors, fully integrated into the neighborhood. The buildings will feature rental apartments within a residential environment enriched by communal areas, extensive green spaces, and dedicated services for residents.

Milano 3.0 – Next Generation Living is one of the most significant urban regeneration projects in the Milan metropolitan area, spanning over 38 hectares in the Milano 3 district. Managed by DeA Capital Real Estate SGR, the project comprises six residential buildings developed according to innovative living concepts, connected by a pedestrian axis leading to surrounding parks, landscaped meadows, and pedestrian and cycling paths.

The complex offers high-quality amenities, including a private garden, a multifunctional leisure area, a concierge service, a locker room, a coworking space overlooking the lake, indoor and outdoor fitness areas, a children’s playroom with an outdoor area, spaces for social activities, and dedicated bicycle and stroller storage. These elements contribute to making the buildings acquired by Fabrica Immobiliare SGR ideal for senior residents.

For the Aristotele Senior Fund, the project aims to deliver financial returns while creating spaces where self-sufficient seniors can preserve their cognitive and physical abilities. The initiative focuses on enhancing residents’ psychological well-being and quality of life, offering professional support systems that foster greater social interaction and self-care.

The two buildings designated for senior living include 87 private apartments, offering studios, one-bedroom, and two-bedroom units across multiple floors. The ground floor features communal areas for residents, while the terraces are designed for outdoor entertainment, activities, and social gatherings.

Milano 3.0 – Next Generation Living stands as a virtuous example of urban regeneration, demonstrating how territorial transformation and redevelopment, when properly managed and valued, can generate beneficial effects on the real economy, local communities, and individual lives.

Milano 3.0 is a successful urban regeneration model, made possible through positive synergies between institutions, local administrations, universities, urban planners, environmental associations, and construction companies. Such success is achievable when public institutions articulate a clear political vision for urban development and private operators design projects that ensure quality standards, minimal environmental impact, energy efficiency, architectural excellence, construction innovation, and sustainability—factors that collectively drive urban renewal.

Dils, acting as the advisor for the transaction, will also handle the leasing and management of the residential units. Leveraging its Build-to-Rent (BtR) platform and sector expertise, Dils will introduce an innovative housing model for independent senior living, offering medium- to long-term rental solutions enriched with exclusive and customized services. With over 1,000 BtR units already under management in Milan and Rome, Dils continues to pioneer innovative, inclusive, and sustainable housing solutions.

The transaction was conducted with the legal counsel of Ontier Italia Srl and Dentons, and technical and ESG advisory services provided by Rina Prime Value Services S.p.A.
