Colliers and Dils acted as exclusive advisors in the sale to a private investor of a prestigious office property located at Via Gaurico 91–93, in the heart of Rome’s EUR business district.

The building, completed in 2011, comprises ten above-ground floors and three underground levels, with a total gross floor area of approximately 33,000 sqm. The regular floor layout and the high efficiency of the spaces ensure maximum flexibility of use, while the eighth floor features a panoramic terrace overlooking the Roman skyline. The property also includes more than 400 parking spaces, both covered and at grade.

The complex is strategically located within EUR, one of the capital’s main business districts. The area is characterized by a high concentration of corporate headquarters, a full range of services, public spaces and infrastructure, and excellent accessibility. The Laurentina stop on Metro Line B is just a three-minute walk away, providing fast connections to the city center and the main office hubs. Proximity to major road arteries and the motorway network also ensures easy access by car, offering direct links to the entire metropolitan area.

The asset, fully leased to a diversified mix of leading national and international tenants, obtained the BREEAM In-Use “Excellent” certification in 2024, confirming its advanced ESG profile.

This transaction takes place within a context of renewed momentum in the Rome investment market, which is attracting growing interest from both institutional and private investors. In particular, high-quality office assets located in strategic submarkets such as the CBD, the historic center, and EUR, supported by steadily declining vacancy rates, are benefiting from a strong upward trend in rents, further strengthening the appeal of the capital. Rome has recorded over €2.5 billion in office investments over the past five years and boasts a robust pipeline of major transactions currently in the finalization phase.
