Dils announces the launch, in spring 2026, of the commercialization of two Build to Rent residential buildings dedicated to senior living in Milano 3, just outside Milan.
Acquired in December 2024 by the Aristotele Senior Fund managed by Fabrica Immobiliare SGR, the assets comprise 87 apartments of various types, including studios, one bedroom and two bedroom units, with associated cellars and garages, along with amenities spaces designed to meet the highest standards of quality and liveability. The initiative stands among the first examples of advanced senior living in Italy, conceived for an active and independent over 65 target, seeking contemporary housing solutions with dedicated services. The project responds to the needs of a generation that aims to maintain full independence while benefiting from greater comfort and opportunities for social interaction, without compromising their lifestyle.
Dils, acting as advisor and commercial partner, is already collecting initial expressions of interest ahead of the official launch. The Group brings its Build to Rent platform, one of the most structured in Italy with approximately 1,200 units under management, ensuring advanced operational standards and an approach focused on efficiency and value creation.
The residences are set within a context rich in services and shared spaces. Planned amenities include multifunctional areas, welcoming lobbies and equipped terraces, designed to foster social interaction, meet residents’ daily needs and offer a complete and distinctive living experience.
The residential complex, part of the broader Milano 3.0 – Next Generation Living development, features a high quality architectural identity that combines contemporary vision with a strong focus on residential wellbeing. The project is further enhanced by high energy efficiency standards rated A4, LEED Silver certification, the use of sustainable materials and a high value landscape setting, surrounded by green areas with tree lined parks, ornamental lawns, a lake and pedestrian and cycling paths.
The initiative confirms how advanced senior living is emerging as one of the most promising asset classes in terms of structural demand. For Dils, the project represents a strategic step in the evolution of the residential offering and in the development of a segment set to consolidate over the medium to long term.
