Dils acted as advisor to Colliers Global Investors Italy SGR, through its Megatrends Fund, in the sale of an educational real estate asset located at Via Darwin 20, in the heart of Milan’s Navigli district, to Kervis SGR.
The property spans over 40,000 sqm of gross floor area, with more than 27,000 sqm of commercial surface, and consists of 15 buildings housing academies, offices, an auditorium, and parking facilities. It is fully leased to high-profile tenants, including NABA – Nuova Accademia di Belle Arti. Founded in 1980 in Milan, NABA offers first- and second-level academic degrees in design, fashion design, communication and graphic design, multimedia arts, new technologies, set design and visual arts, all officially recognized as equivalent to university degrees. NABA has been ranked by the QS World University Rankings® by Subject as the top Fine Arts Academy in Italy and among the top 100 institutions globally in the Art & Design field.
Following an extensive redevelopment project, NABA chose Via Darwin as the location for its design campus, playing a central role in transforming the area into a vibrant cultural and academic hub. The project has been designed to remain active beyond school hours, thanks to shared spaces and common areas aimed at fostering social interaction.
The asset stands out for its strong ESG credentials: nearly all buildings have achieved BREEAM Excellent certification, supported by the adoption of a centralized geothermal system that has significantly reduced the overall carbon intensity.
