Dils, together with Eastdil Secured, assisted Monterosa fund, managed by InvestiRE SGR as exclusive advisor in the disposal of The Bridge, the prestigious office trophy asset in Milan’s CBD, located in Via San Giovanni Sul Muro 9 and Via Porlezza 12.
The Bridge comprises two interconnected buildings totalling a gross area of approx. 16,500 sqm and a gross lettable area of approx. 9,100 sqm. The asset, which hosts the HQs of a leading legal firm and of an asset management company, has recently been refurbished to the highest sustainability and ESG standards and will obtain LEED Gold certification.
The asset hosts cutting edge office spaces characterized by innovation, flexibility, and personal well-being, thanks to the relationship with outdoors provided by an ample and luxurious inner courtyard which both buildings overlook.
The transaction represents one of the largest single office deals registered so far in 2022 and confirms investors’ interests in the asset class, which in Q1 2022 returned to drive the investment volumes with €1.3 billion of transactions across Italy.
Strategic CBD locations and asset quality, together with ESG credentials and exceptional real estate fundamentals confirm to be the main drivers for core buyers. Domestic buyers continue to be very active in securing large deals in a competitive international environment.
