Dils acted as advisor in the acquisition of two buildings located in the Navigli district of Milan, as part of a transaction exceeding €70 million.
The assets, with a total surface of approximately 8,500 sqm, were acquired by Investire SGR, part of Banca Finnat Group, in partnership with Partners Group, one of the leading global private markets investment firms. The transaction represents the first investment of the Italian PRS III fund.
Currently in a state of disuse, both buildings will undergo a comprehensive regeneration process and be transformed into contemporary living spaces. The project aims not only to reposition the assets, but also to contribute to the broader enhancement of the surrounding urban context.
The properties will be integrated into the Italian PRS platforms, which today manage around €600 million in assets and approximately 90,000 sqm, with the objective of building a €2 billion residential portfolio in Italy over time.
The development will also become part of the “On Place” residential management platform, designed to deliver an integrated living experience through a combination of physical and digital services, including concierge, maintenance and on-demand solutions accessible via app.
The transaction was supported by a financing facility of approximately €48.2 million provided by BCC Milano.
This deal confirms the continued interest of institutional capital in urban regeneration strategies within Milan’s most established districts, where quality, location and long-term value creation remain central.
