Dils acted as advisor in the sale of an office building – located in Viale Forlanini 23, Milan – owned by the Fundamenta Fund managed by BNP Paribas REIM SGR, to CORUM ORIGIN SCPI, managed by CORUM Asset Management.
The asset, with ten floors above-ground and two underground parking levels, has a total surface area of approximately 16,000 square meters and boasts a BREEAM “Very Good” certification.
The recent opening of Metro Line M4 – 10 minutes to San Babila and less than 5 minutes to Linate Airport – as well as the refurbishment of common areas to provide workspaces in line with modern standards, has contributed to a rapid absorption of vacant spaces, with occupancy levels approaching 100%.
These strengths have attracted a mix of tenants from different industries, mostly multinational companies, who have chosen Forlanini 23 as their headquarters in Italy.
During the first nine months of 2023, investment transactions in the sub-center submarket have once again represented approximately 30% of the total investment volume in office spaces in Milan, in line with the 2018-2020 period. The interest by investors is also supported by constant demand for rental spaces: absorption in the submarket, characterized by an increasing quality of leased spaces, accounts for about 25% of the take-up volume in the entire Milanese market.
