Dils acted as the exclusive advisor to Investire SGR S.p.A., on behalf of the closed-end real estate fund “Monviso”, in the sale of a prestigious asset located at Via Sant’Andrea 25, in the heart of Milan’s Quadrilatero della Moda and the Duomo CBD.
The property, fully leased to an international tenant, extends over eight above-ground floors and two basement levels, with a total gross area of approximately 4,000 sqm. The lower levels (from basement -1 to ground floor) are dedicated to retail and showroom use, while the upper floors house office spaces, totaling around 2,500 sqm. The building also features a fitted rooftop terrace, an internal courtyard at basement level, and an underground car park.
Designed between 1947 and 1950 by architects Marco Zanuso and Roberto Menghi, the building is a significant example of Italian post-war modern architecture. The collaboration with Lucio Fontana — who created the polychrome ceramic panels adorning the main façade — adds unique artistic and cultural value to the property.
Located just steps from Via della Spiga and Piazza San Babila, the building enjoys maximum visibility and accessibility. The area is well served by public transport, including the nearby San Babila station (metro lines M1 and M4), a key hub for city mobility.
The transaction highlights the growing investor appetite for prime assets in central locations. In Milan, the mixed-use segment has attracted approximately €3 billion in investments over the past 24 months, mirroring a broader European trend that favours premium assets in prestigious locations with strong office and high-street retail components
