Investment opportunities in the “alternative” asset class, with a particular focus on Education, Healthcare, and Data Centers, continue to attract the interest of institutional investors. In the first half of 2023, these investors funded 377 million euros, contributing to the sector’s 18% share of the total investments made in Italy since the beginning of the year.
In this context, Dils acted as advisor in the sale of an asset owned by the Scarlatti Fund managed by Generali Real Estate SGR S.p.A. to an institutional investor.
The property is a multi-functional space comprising two buildings with a total area of approximately 27,000 sqm. It has achieved Breeam In-Use Good certification, adhering to the highest standards of sustainability and energy efficiency. The buildings, with 9 and 2 above-ground floors respectively, provide spaces for classrooms, storage, and parking on three underground levels. The Cellini building’s first floor also houses a bank branch.
Located in Segrate (Milan) at Via Fratelli Cervi, 2, near the San Raffaele Hospital, close to Milano Due, the complex is almost entirely leased to the Vita Salute San Raffaele University, one of the world’s leading universities owned by the San Donato Hospital Group.
The area is also known for its easy access to transportation, thanks to the presence of a dedicated metro line (“MeLa”) connecting the Cascina Gobba stop to the San Raffaele Hospital, Cascina Gobba metro station, and proximity to Linate Airport.
