Dils assisted AXA IM Alts acting on behalf of clients in the competitive process that concluded with the sale to Kryalos SGR – on behalf of Mars Fund – of a logistics asset totalling circa 47,500 sqm of GLA.
The stand-alone logistics warehouse is leased to a diversified mix of international high credit-rated tenants, and it is located in Gorgonzola, in the East-Milan outskirt, one of the most consolidated logistics locations at national level. The site is strategically positioned with an exceptional accessibility, adjacent to the main Italian motorways such as A4 (Turin-Venice-Trieste), and A35 (Milan-Bergamo-Brescia), as well as in proximity to the A58 “TEEM” (Outer East Milan) ring road.
The four-side cross-docking warehouse, built in 2001 and renovated in 2023, features modern technical specifications in line with the Grade A logistics standard. It features an internal clear height of more than 10 meters and is equipped with a total of 40 loading bays.
The logistics industry plays an ever-growing role in the global economy, leading to an increased need for suitable spaces, especially in sought-after locations such as Milan. Over the past 12 months, all major markets have witnessed a significant acceleration in the growth of their prime rents, with approximately 10% increase. This is creating a favourable momentum for landlords aiming to capitalize on market dynamics optimizing expected returns accordingly.
“We are delighted to have advised exclusively AXA IM Alts on this competitive sale process. The positive outcome reaffirms the growing interest of international investors for the Italian logistics real estate market, especially for prime locations, with a significant and potential increase of the asset value in the upcoming years through mainly the asset management activities.” commented Alfredo Mauri, Head of Logistics & Industrial at Dils.
