Dils advisor in the transaction of a core logistics hub in Vercelli

Dils acted as advisor to both DEKA IMMOBILIEN and AEW in the acquisition of a core logistics asset located in Vercelli. The transaction involved AEW, one of the world’s largest real estate investment managers, as seller, while the buyer was WIIS Italy SICAF S.p.A. externally managed by IQ EQ Fund Management Limited and Deka Immobilien as advisor. The deal qualifies as a core investment with a stable and long-term income profile.

The property, developed in two phases between 2017 and 2022, offers a gross lettable area (GLA) of approximately 150,000 sqm on a plot of over 300,000 sqm. The complex is fully leased to Amazon Italia Transport S.r.l. under a 20-year long-term agreement.

Strategically located between Turin and Milan, the Vercelli hub lies at the intersection of the A4 (Turin–Venice) and A26 (Voltri–Gravellona Toce) motorways, establishing itself as a key distribution node in Northern Italy. The location is highly attractive to logistics players, 3PL operators, and large-scale national and international retailers, due to its proximity to major consumption centres and transport infrastructures.

The transaction reflects the growing appetite from institutional investors for prime logistics assets secured by high-profile tenants and long-term, inflation-linked leases.
