Real Estate, looking ahead to 2026: Dils and Legance host milan summit on Italy’s role in the European scenario

“The Italian Real Estate Conference – Outlook 2026: Italy in the European Context” is the title of the event organised today by Legance and Dils, held this morning at the Auditorium in Via Broletto 20, Milan.

The conference opened with introductory remarks by Giuseppe Abbruzzese, Partner at Legance, and Giuseppe Amitrano, Founder and Group CEO of Dils. The keynote address was delivered by Giuseppe Castagna, CEO of Banco BPM.

“The Italian real estate market is entering a mature and structural phase,” commented Giuseppe Abbruzzese, “where capital is more selective, debt comes at a different cost, and industrial management capabilities are becoming increasingly decisive. Italy is a competitive market, but it requires expertise, vision and project quality. On the eve of MIPIM, it was particularly valuable to discuss with leading players the message we want to convey to international investors.”

Giuseppe Amitrano stated: “The dialogue between real estate and finance is now a key factor in supporting the sector’s structural growth. In 2025, Italy recorded investment volumes at their highest level in the past six years, highlighting a strategic reallocation of capital, with retail returning and hospitality showing strong momentum. Looking ahead to 2026, we see strengthening attractiveness in Southern European markets and continued resilience in Logistics and Residential, alongside growing interest in alternative asset classes such as Education, Healthcare, Data Centers and infrastructure.”

Throughout the morning, high-profile speakers shared a broad range of perspectives on the evolution of the Italian real estate market.

The first panel, “New capital dynamics: credit, debt and real estate finance in 2026,” featured Pietro Mazzi (IMI CIB Division, Intesa Sanpaolo), Martina Muehlhofer (Bayerische Landesbank) and Giovanni Benucci (Fabrica Immobiliare SGR).

The second panel, “Where capital is heading: resilient sectors, core strategies and new frontiers of returns,” included Carlo Romanò (Invesco Real Estate), Marco Denari (Partners Group AG) and Raoul Ravara (Hines Italy).

The concluding panel, “Regenerating to create value: cities, complex assets and industrial real estate management,” brought together Aldo Mazzocco (Generali Real Estate), Dario Valentino (InvestiRE SGR) and Alexei Dal Pastro (Covivio).

The event served as a strategic platform for analysis and discussion on investment scenarios and the dynamics set to shape the Italian real estate market in 2026. It also represented a high-level preview ahead of MIPIM, the leading international real estate event, with the aim of defining Italy’s positioning within the broader European context.
