One of the most important deal carried out in the office sector in Rome
Dils acted as advisor in the sale of the prestigious building that will home the new headquarters of Deloitte, located at Via Vittorio Veneto 89, in the heart of the historical center of Rome.
The asset, owned by AREEF 1 – Sicaf S.p.A, fully participated by Ardian, a global leader in private market investments, and managed by Prelios SGR, among the leading Italian real estate and asset management companies, was sold to Deka Immobilien, one of the largest real estate investment companies active at the European level, through an Italian fund managed by IQ EQ.
In 2021, Dils had already contributed to the building’s value by securing a lease agreement with Deloitte for this trophy asset. Deloitte recently inaugurated its new headquarters in Rome, now accommodating over 2,600 employees from the capital who were formerly spread out across various sites.
This transaction represents one of the most significant deal ever carried out in the Rome office sector, affirming the strong appeal of trophy assets located in prime locations and compliant with ESG criteria.
The building, originally designed in 1928 by Milanese architect Carlo Broggi in a neoclassical style, covers an area of approximately 23,000 square meters distributed over 12 floors (eight above ground and four underground) and features a panoramic rooftop. Scandurra Studio Architettura handled the superb renovation of both the interiors, introducing a new layout of spaces, and the exteriors, featuring the creation of large terraces, while retaining the facade’s elegant travertine finish. The spaces have been refurbished according to the strictest and most modern standards of usability and sustainability. As a result, the building is one of the few, in the historic center of the capital, that can aim for triple certification: LEED, BREEAM, and Well.
