The space available for lease is located on the site of the former Royal Dutch Explosives Factory (KNSF). The historic buildings on the site were redeveloped to a high standard approximately 20 years ago into a complex with various functions such as business/office space, a restaurant, and hotel suites. Accessibility
By car
The building is easily accessible by car via the A9 motorway, exit 4 (Ouderkerk aan de Amstel / Amstelveen East). The A9 connects directly to the A2 (towards Utrecht) and the A4 (towards Schiphol–The Hague). The A10 ring road is also easily accessible. Schiphol Airport and Amsterdam are approximately 15 and 20 minutes away by car, respectively.
By public transport
The property can be reached by bus 356, which runs from Amsterdam Bijlmer ArenA to Amstelveen/Haarlem. This bus departs every 15 minutes, and the journey from Amsterdam Bijlmer ArenA takes approximately 25 minutes. You should alight at the stop Amstelveen, Langerhuize. The nearest metro stations are Amsterdam Bijlmer ArenA (lines 50 and 54) and Oranjebaan metro station in Amstelveen (line 51). All of these metro lines connect to Amsterdam Central Station.

Lease Term
5 years; shorter, flexible lease periods are negotiable.
Notice Period
At least 12 months prior to the end of a lease term.
Rent Payment
Rent is payable quarterly in advance, amounting to three months’ rent and service charges, both amounts to be increased with VAT.
Security
The tenant is required to provide a bank guarantee equal to at least three months’ rent and service charges, both amounts to be increased with VAT.

Lease Agreement
In accordance with the landlord’s model, which is based on the lease agreement for office space and other commercial space as referred to in Article 7:230a of the Dutch Civil Code, as established by the Real Estate Council (ROZ) in January 2015.
VAT
VAT will be charged on the rent and service charges. When determining the rental prices, it has been assumed that the tenant will perform VAT-taxable activities in the leased premises for at least 90%.
