Pricing

Office rent: Price on request.

Parking spaces: €2,000 per parking space per year.

Service charges

Service charges are payable from the lease commencement date or from the earlier date of occupancy of the leased space and amount to approximately €75 per m² of office space per year, as an advance payment subject to annual settlement, excluding VAT.

This is an initial estimate. The final advance amount will be determined in consultation between tenant and landlord based on the full package of services and amenities, depending on the planned facilities in the building. Standard services include a staffed reception, maintenance of technical installations, and various facilities such as a coffee bar, lunch amenities, and formal and informal meeting spaces on the ground floor.

Rent adjustment

Annually based on the consumer price index (CPI) published by Statistics Netherlands (CBS), series for employee households (2015 = 100).

5 years.

Option period

Renewal options of 5 years.

Notice period

12 months.

Payment

Payable quarterly in advance.

Security deposit

Three months’ rent, service charges, and VAT.

This bank guarantee must be provided before handover of the keys by a banking institution with a branch in the Netherlands.

Additional provisions

Otherwise, the standard terms and conditions applicable to leasing similar spaces will apply, as laid down in a lease agreement based on the standard model of the Dutch Council for Real Estate Matters (ROZ 2015, filed on February 17, 2015).
