The Vivaldi building is located at Antonio Vivaldistraat 50-66 in Amsterdam on the south side of the A10 ring road.
The Zuidas area of Amsterdam is known as a high-quality knowledge and business center. The strategic location between Amsterdam City Center and Schiphol Airport, Buitenveldert and Oud-Zuid ensures excellent accessibility by car and public transport.
Near the building are the Hotel Van der Valk Exclusief, the Novotel Hotel, the RAI convention center, and the NS-station Amsterdam RAI with many tram, bus, metro, and train connections.

By public transport

By car
The building is also easily accessible due to its location directly next to the on and off ramp S109 (RAI) of the A10 ring road (South). The A1 (Amsterdam - Amersfoort), A2 (Amsterdam - Maastricht), A4 (Amsterdam - The Hague), and A9 (Amsterdam - Alkmaar) highways can all be reached within a few minutes.

- water consumption including standing charge and sewer connection fee;
- maintenance and periodic inspection of heating and/or air conditioning system(s);
- ditto for the elevator system(s); - ditto for the hydrophore system(s);
- ditto for the fire alarm, building security, fault indicator, and emergency power system(s);
- sanitary facilities, hand towel dispensers, soap, etc. in common areas;
- waste disposal, container rental, etc.;
- cleaning costs for common areas, elevators, exterior glazing as well as glazing in common areas, parking garage and/or terrain;
- maintenance of terrain, roof terrace, etc.
Administration costs of 5%, excluding VAT, over the above-mentioned supplies and services.
Rent payment
Quarterly in advance.
Lease term
Minimum 5 years.
Rent adjustment
Annually, based on the consumer price index (CPI) 2015=100, series all households, as published by Statistics Netherlands (CBS).
Security deposit
A bank guarantee or deposit equal to 3 months' rent plus service costs and VAT must be issued and provided by a recognized Dutch bank.
Delivery level
The office space will be delivered in turn-key condition.

- Wooden floor finish;
- Lighting;
- Pantry;
- Private outdoor space.
Furthermore, the building is equipped with:
- Impressive entrance with coffee corner for general use, currently operated by "Club Botanica";

- Large roof terrace for general use by Vivaldi tenants;
- Private toilet groups with sanitary facilities in the Leased Premises and in the common area.
Energy label
The building has an energy label A and is equipped with, among other things, PV panels.
Lease agreement
According to the lessor's model, based on the lease agreement for office space and other business premises within the meaning of Article 7:230a of the Dutch Civil Code, according to the model established by the Council for Real Estate (ROZ) in January 2015.
Acceptance
To be agreed upon.
VAT
VAT will be charged on the rent and service costs. In determining the rent prices, it has been assumed that the tenant performs VAT-taxable services in the leased premises for at least 90%.
