Dils acted as advisor to Coima SGR in the pre-letting of an office asset in Milan, on behalf of the closed-end real estate fund “Porta Nuova Centrale”.
The deal, one of the most significant transactions by size to be closed by an advisor, involves the letting of over 40,000 sqm to KPMG, a leading multinational provider of professional business services.
The building, the largest of two assets comprising the ‘I Portali’ real estate development, is located in Porta Nuova and comprises 24 floors above ground, a panoramic terrace, parking spaces, plant areas and archives.
The project was drawn up by the ACPV ARCHITECTS Antonio Citterio Patricia Viel studio to the highest sustainability and energy efficiency standards, in order to obtain LEED Platinum, WELL Gold, NZEB, Cradle to Cradle, and WiredScore certifications. The project is found within the heart of Porta Nuova, the first neighborhood in the world to be a candidate for both LEED and WELL Community certifications.
In the last decade, the Porta Nuova area has undergone a radical transformation and today represents Milan’s new corporate hub and the most successful business district in Italy. The growth of the area has been extraordinary, with take-up totalling over 400,000 sqm from 2010 to the current day, and with a pipeline to 2025 of 160,000 sqm of new real estate developments.
The deal consolidates the trend that sees Office as one of the market’s primary and most strategic asset classes, and confirms the strong demand from companies for next generation spaces which meet ESG criteria and which aim to respect both the environment and personal well-being.
